Location intelligence for Saudi cities
Know where to open, with numbers you can check.
Drop a pin or draw an area. Populator measures who lives there, who competes there and how easy it is to reach, then explains it in plain language, with the source of every figure.
Free trial: 3 analyses, no card needed.
How it works
From a spot on the map to a decision, in three steps
Choose a place
Pick a city, drop a pin, draw an area or tap a district. Search by district or business name.
Ask your question
"What fits here?" or "Where should I open a café?" Populator scores every option against the local data.
Get a checked answer
A clear verdict, the evidence behind it, a competitor map and an ROI illustration. Export it as a PowerPoint.
What you get
Everything a site decision needs, in one place
Business-fit ranking
Every business type scored for the spot: market gap, affluence and nearby anchors such as malls and schools.
Competitor maps
Nearest competitors, how many within 500 m and 1 km, their ratings, and how crowded the category is.
Who lives there
Estimated residents, density against the city average, and the income mix of the area.
Footfall and access
A footfall and accessibility index from density, roads and anchors. It is a modelled estimate and always labelled as one.
ROI illustration
Rent, fit-out, ticket size and volume you can edit, with payback shown as an illustration, not a forecast.
Board-ready PowerPoint
An editable, co-branded deck with native charts and maps, built from the same verified data.
Answers you can trust
The AI explains the data. It does not invent it.
Every number in an AI answer is checked against the analysis data before you see it. A statement that cannot be verified is removed, never shown.
- Each figure shows its source, year and whether it is measured, derived or modelled.
- Estimates are labelled as estimates; ROI is labelled as an illustration based on stated assumptions.
- The verdict comes from fixed rules, not from the AI.
- A sources and methodology slide ships with every presentation.

Questions
Which cities are covered?
Riyadh and Jeddah today. More cities are being added.
Where does the data come from?
DNA district demographics, the DNA points-of-interest database (2026), real-estate transactions where available, and OpenStreetMap roads. Every presentation lists its sources, year and licence.
Is footfall measured?
No. It is a modelled estimate built from population density, points of interest, major roads and nearby anchors. Populator labels it as such everywhere.
Can I edit the PowerPoint?
Yes. Charts, tables and text are native PowerPoint objects. DNA fonts are embedded so it looks right on any computer.
Is Arabic supported?
English today; Arabic is planned.
